River North New Construction Condos Delivering In 2019

A walk through the River North neighborhood will allow anyone to easily see that River North has been a hotbed on high end new construction condos and apartment buildings over the last few years.  River North has more larger (20+ units) new construction condo buildings in various stages of marketing and development than any other downtown adjacent neighborhood in Chicago.  

For luxury buyers, this wide selection of new condos is a great opportunity to buy something that checks all the boxes and even allows many condos to be customized depending on the stage of construction the building is in.

While new and never lived in condos are always a top preference for buyers, one downside of new construction can be the unpredictability of delivery dates as typical new construction condo buildings can take 2 years or more from the initial concept to actual deliveries of units to buyers.

With construction moving along throughout the neighborhood, here are new construction condo options for buyers who are looking to be in a new home in 2019.

Ritz-Carlton Residences – 118 East Erie 

While the Ritz-Carlton Residences located on Michigan Avenue were built in 2012, the sales and marketing effort has taken almost 7 years to sell all 89 units in the project.  A recent marketing email we received notes that 5 new condos still remain that are owned by the developer still.  The units are available for immediate occupancy and can be attractive price points ($ / SF) compared to other new construction condos in River North and Gold Coast.

The Ronsley – 676 N Kingsbury

The 41 unit development at 676 N Kingsbury in the quieter residential enclave of River North has 7 units also available for immediate delivery.  The unique loft / new construction development offers soaring ceilings, unique floor plans and even some penthouses as larger than 5,000 square feet.  This condo development can be great for those that enjoy loft living, but are also looking for luxury finishes.  Available new condo units at The Ronsley range in price from $1,350,000 – $4,995,000.

351 West Huron

For those looking for a more intimate and smaller development, 351 W Huron features just 6 full-floor condos with 4,500 square foot floor plans all on a single level – very unique and hard to find in River North.  4 of the 6 condos units at 351 W Huron are available for immediate delivery in 2019, including the penthouse.

56 West Huron

403 N Wabash – Renelle On The River

360 West Erie is the other project also being built by Belgravia Development.  It is a little further behind in construction than 403 N Wabash, but also intends to deliver units in 2019.  The location of 360 West Erie in a more residential part of River North targets a different buyer group relative to 403 N Wabash, but both developments offer high quality, new construction luxury condos for those that want to live in River North.

Projects With Deliveries In Late 2019 / 2020

There area a  few other new construction condominium projects in River North that are currently in the planning, pre-sales and marketing stages of the development process.  While these could potentially deliver units in 2019, there is also a likelihood of deliveries getting pushed to 2020.  These projects include condos at 61 West Erie, 366 West Superior (Superior House) and 146 West Erie (The Bentham).
